Existing one-story waterfront residence built in 1958 with 4,500 square feet in total area. One of the unique characteristics of this beautiful residence was the large open glazing system which allowed the enjoyment of the waterfront view, however this system was not rated for impact hurricane forces, one the client’s requirements. The existing glazing system was replaced with impact resistant doors and windows which required minor structural reinforcement without the obstruction of the magnificent waterfront views. The owner and avid fine automobile collector needed additional garage space to house some of his prized collection. The solution was the addition of a separate garage structure with enough ceiling height to allow two car lifts. The addition of a new playroom with a new bathroom over the garage structure minimizes the volumetric mass generated by the height of the four car garage.
